The Sykesville, MD Real Estate Market Analysis shows a stable market for April in this lovely town outside of the Baltimore Metro Area. The Days on the Market is down, Median Sales are up, and inventory is down.

Sykesville is a small suburb in Carroll County, Maryland and is about 1/2 hour drive to the Baltimore area. This location is a hot spot for first time home buyers! It offers decent land which is more affordable than other areas.  The small drawback would be the commuting distance to Baltimore, Columbia, DC, etc.

Our most recent analysis on Sykesville shows median home prices at $377,450. A 6% increase from this same time last year! Great growth in Sykesville as we head into Summer.

Indicator #2 – Active Listings

There are 106 active listings and 84 new listings on the market for May 2017. Which is a 32% and 17% decrease from last year, respectively. With a smaller inventory, active buyers are looking at all their options, but are moving quickly on homes they love. Most of the new current inventory are new listings, homes are moving fast!

There are 44 under contracts’ reported for May 2017. We’re seeing a lot of new families looking in this area for good schools and more relaxed lifestyle.

In addition – there were 64 units sold (went to settlement) this month.

Sykesville’s known as an excellent starting point for families. The List Price to Sold Price ratio of 97.5% homes are being priced well, with little to no fluctuation. You have a safe investment here!

While Sykesville is considerably smaller compared with Ellicott City, MD for example, a smaller inventory is normal for this area. The Columbia, MD Real Estate Market is healthy and strong for May 2017!

The Columbia, MD area inventory is down, days on the market is down, home sale prices are up!  Let’s take a look at the major indicators that help us determine overall Real Estate health here:

Indicator #1 – Sold Price & Listing to Sold Ratio

The Columbia, MD  average home sales price for May 2017 is $370,245 up from $345,497 this same time last year.

The listing to Sold Price Ratios has gone up to 98.9%! Homes are priced well and have little to no price fluctuations between how they are priced and the accepted offer.

Indicator #2 – Average days on the Market

The average days on the market went down to just 26 days from 60 during May 2016!  A very STRONG sign for a sellers market in the Columbia MD area!!!

Indicator #3 – Active Homes on the Market

Total active listings in Columbia MD is 201 right now, down 8% from this time last year.  Fewer homes on the market mean less for buyers to chose from.  Often the reason we see the very high list to sold price ratio mentioned above.

The Howard County, MD Real Estate Market for May 2017!

Howard CountyThe Howard County, MD real estate report for May 2017 shows a healthy active market! Units sold is up, Homes prices are up, days on the market is down and so much more! These are all great sign for the spring in this desirable county!

Let’s look at the 3 major indicators

Indicator #1 – Homes Sold

The Average Sold Price is $457,476 up from $438,323 this time last year.

Our Analysis on Howard County, MD for May 2017 shows homes are being priced competitively. Families serious about finding that perfect home are taking their time before they put in a contract. Sellers have a very safe investment here, and if they are contemplating putting their home on the market in Summer, the sooner the better to hit this hot market.

Considering the many Government contracts constantly changing in this area, there really is no “down time”. Many who work in DC choose to live in Howard County for the county’s great education system, community and way of life.

Inventory  is down 7% from this time in 2016. Fewer houses means less for buyers to chose from and a stronger sellers market.  There are 1,006 active listings in Howard County this month.

Of that inventory, 756 of those listings are new for the month, which is consistent for the area. There are currently 376 under conntracts for May 2017.

That is what we have been saying here at The EPIK Home Group of Keller Williams for a while – prices have stabilized and homes are selling fast while interest rates are still LOW!

Indicator #3 – Days on Market

Average days on the market is way down to 41 days from 55 days in 2017. 

Buyers are snatching up homes in this area and we are seeing multiple offers in this area. With a Sold To List Price of 98.2% those houses are being priced right as well!

The median Sold Price for homes in the area increased to $432,500 which is 4% higher than this time last year.

This is an increase in value of about 4% compared with May 2016. The number of Units sold in May saw nice 29% increase compared with this time last year. List to Sold Price are strong at 97.9%, indicating homes are priced well. Current Analysis on the Ellicott City, MD real estate market shows favorable conditions continuing through summer.

The Local Market Analysis for Real Estate in Columbia, MD for April 2017 looks great!

Inventory is down, days on the market is down, home sale prices are up!  Let’s take a look at the major indicators that help us determine overall Real Estate health here:

Indicator #1 – Sold Price & Listing to Sold Ratio

The average home sales price for April 2017 is $372,000, up from $319,000 this same time last year.

The listing to Sold Price Ratios has gone up to 99.0%! Homes are priced well and have little to no price fluctuations between how they are priced and the accepted offer.

Indicator #2 – Average days on the Market

The average days on the market went down to 31 days from 69 days.  A very STRONG sign for a sellers market in Columbia MD!!!

Indicator #3 – Active Homes on the Market

Total active listings in Columbia MD is 201 right now, down 26% from this time last year.  Fewer homes on the market mean less for buyers to chose from.  Often the reason we see the very high list to sold price ratio mentioned above.

Real Estate Market Analysis for Howard County, MD – April 2017!

Howard CountyThe Local Market Analysis on Howard County, MD is a STRONG Market for April 2017.

Average Home Prices are up, Inventory is down, days on the market is down. These are all great sign for the spring in this desirable county!

Let’s look at the 3 major indicators

Indicator #1 – Homes Sold

The Average Sold Price is $440,073 up from $427,771 this time last year.

Our Analysis on Howard County, MD for April 2017 shows homes are being priced competitively. Families serious about finding that perfect home are taking their time before they put in a contract. Sellers have a very safe investment here, and if they are contemplating putting their home on the market in Summer, the sooner the better to hit this hot market.

Considering the many Government contracts constantly changing in this area, there really is no “down time”. Many who work in DC choose to live in Howard County for the county’s great education system, community and way of life.

Indicator #2 – Active Listings

Inventory  is down 17% from this time in 2016. Fewer houses means less for buyers to chose from and a stronger sellers market.   There are 926 active listings in Ellicott City this month.

Of that inventory, 674 of those listings are new for the month, which is consistent for the area. There are currently 513 pendings sales for April 2017.

That is what we have been saying here at The EPIK Home Group of Keller Williams for a while – prices have stabilized and homes are selling fast while interest rates are still LOW!

Indicator #3 – Days on Market

Average days on the market is way down to 46 days from 69 days in 2016. 

Buyers are snatching up homes in this area and we are seeing multiple offers in this area. With a Sold To List Price of 98% those houses are being priced right as well!

The median Sold Price for homes in the area increased to $400,000 which is 1% higher than this time last year.
