Sykesville, MD Real Estate Market Trends For December 2016

December featured several key positive indicators and a few slow downs in the Real Estate Market Trends for Sykesville, MD.  Sykesville is a smaller suburb, located further out comparatively to surrounding Maryland Suburbs. This area is a hot spot for first time home buyers looking for a home with land which is often more affordably priced than other nearby areas.  The drawback – commuting distance to Baltimore, Columbia, DC, etc.

The average sold price in December 2016 for a Sykesville, MD home was $361,116 which is stable for Market Trends in this area. Home values in this area have remained consistent, and continue to tick upwards as more families look in this area to raise their family.

There are 106 listings currently on the market, 31 of them are new. This is a 38% decrease from Last year. With a smaller inventory, active buyers are looking at all their options. For a positive note on Sykesville’s Market Trends, the number of properties sold increased by 23% compared to December 2015. Days on the market dropped from 99 to 76, both of these are favorable changes.

There are currently 17 new under contracts reported for December 2016, with a lower inventory this is not surprising. The List Price to Sold Price ratio of 96.5% shows homes are priced well, very little fluctuation.

The lower numbers of homes are the market compared with other areas is the result of 2 factors. Sykesville is considerably smaller compared with Ellicott city, and once people move into this area they tend to stay. This leaves buyers with a smaller selection of homes to choose from, which gives sellers the opportunity to get asking price for their homes.

Columbia, MD is closing out the 2016 on a stable note. Most of these figures show a slower market, but not a bad one. December, when Christmas and New Years are just around the corner these numbers are not surprising. From the Sales prices, days on the market, to the inventory, this months outlook seems stable, witha  few bumps that are not expected to last into spring.  Lets take a look at the 2 major indicators that help us determine overall Real Estate health within Columbia, MD!

Indicator #1 – Sold Price & Listing to Sold Ratio

Currently, the Average Sold Price for Columbia, MD for December 2016 is $321,789, a 1% increase from this time last year. The listing to Sold Price Ratios remain stable at 96.6%, showing that homes are being competitively priced. The average days on the market is showing 74, up from 63 days this time last year. 117 properties sold this month, down from just 125 last December. This is great news for Sellers, considering whether or not they should put their home on the market.

Indicator #2 – Active Homes on the Market

Total active listings in Columbia MD is 184 right now, down 27% from this time last year. Of those active listings 70 are new and we can see a similar trend continuing with buyer contracts and pending sales. Under new contracts was stable at 56, same with pending sales at 163. With lower inventory buyers are taking their time to look at all their options. But when they find that perfect home, they don’t waste much time in putting in a contract.

December’s Market Outlook shows a stable real estate trend to close out the end of 2016! Howard County is Centrally located and very large with 28 zip codes that touch 4 other county borders. The inventory is slightly lower than last year, but units sold is up, along with Pending Contracts. Let’s take a look at some of the Major indicators for this month’s Real Estate Market Report Health!

Indicator #1 – Homes Sold

There were 381 homes sold in December 2016, compared with just 355 this same time last year. The listing to Sold Price is solid at 96.9%, impressive for this season. Homes are being priced competitively and serious buyers are not wasting time looking and putting in contracts on homes they love. The Average Sold Price is $452,719 up from $414,855 in December of last year. Sellers have a very safe investment here, and if they were contemplating putting their home on the market in Spring, they may want to reconsider given these numbers. With Many Government contracts constantly changing, there really is no “down time” in this area. Many who work in DC choose to live in Howard County for it’s great education system, community and way of life.

Indicator #2 – Active Listings

Inventory in Howard County, MD is lower than last December with just 804 active listings, a 18% decrease. 260 of these listings are new, and there are currently 294 pending contract Sales for December 2016. Overall these are very good signs for a Strong Winter Market, we expect to see this trend continue.

Indicator #3 – Days on Market

The Average Days on the Market remained stable with 64 days, from 63 Days this time last December. This includes high priced areas such has Clarksville, MD., a Great sign for Howard County.! The median Sold Price for homes in the area is $397,500 which is stable, and is encouraging for 1st time homebuyers, or new families to seek out homes here. Investments are safe, and with lower inventory, buyers are taking their time choosing which home to call their own.

December showed very stable numbers for the market in Ellicott City, MD with great home values, contracts, and inventory.

Ellicott city is very large with several zip codes, but as with most larger metropolitan areas, there are pockets that do better than others. So, let’s take a look at some of the major indicators for this month!

 # 1- SOLD PRICE

The average sold price for detached homes in Ellicott City, MD in December 2016 was $491,250 .

This is a small increase in value of about 5% compared with December 2015. The number of Units sold this month was almost identical to last year. List to Sold Price also stayed strong at 96.8%, homes are being priced very well for the area. There are some very serious and active buyers looking here, and taking their time to find that perfect home. Sellers should take comfort that the homes are being sold with little fluctuation in price, and anyone thinking they should wait till spring to list, may want to reconsider and list sooner.

This is where we see a very nice change. The average Days on the Market dropped to just 49 days from 62! Which is surprising considering December is when most people are thinking about the holidays!  But on the plus side, it’s a great time for families looking to get a warm inviting feeling about the homes they visit! Pending sales remained stable with 72, last December had a pending point at 77.

# 3- NEW LISTINGS

There are currently 196 active listings in Ellicott City, MD , 70 of these homes are new for December 2016. The inventory is lower than it was last year, which had 229 properties available. All pending sales totaled 120, which is nearly identical from this time last year as well. Overall, Ellicott City looks to have a very strong winter market with a good chance of staying strong throughout winter and into spring.

2016 overall has been fantastic for Maryland, and historical areas like Catonsville have been holding strong the entire time. The Median Sold Price for homes here is stable, new homes are going on the market but at a slower pace now, units sold were up this month as well. Lets take a closer look!

Indicator #1 – Active Listings

There are only currently 106 active listings in Catonsville, MD – this is a small decrease from last year which showed 134. We also have a decrease in New Listings to the market at 35, a 20%  drop from this time last year. These numbers are not worrisome, and are expected with the colder weather, and the holidays this month. New Under Contract numbers are stable at 28, a good sign for those concerned with whether buyers are searching for homes. New Pending sales are also stable at 39 for this December. There are plenty of buyers still dedicated to finding that perfect home!

With a smaller inventory, they are weighing their options.

The Real Estate Market in Catonsville, MD is showing stable home prices throughout, something we like to see with historic areas. The current average sold price is $285,030 which is a 9% increase from this time last December.

Clarksville is a small yet desirable community, and when people move here, they tend to stay. There are currently only 38 Active listings, 14 of which, are new which is a whopping 250% increase for this month compared with December 2015. New contracts are at 4 for December 2016, down 42% from this time last year. This is not surprising given the time of year and holidays and is not expected to last. Buyers know this area is a prime location to live, with it’s proximity to DC and Baltimore, and are actively seeking out homes here. Sellers know they have a safe investment and little price fluctuation, even when the market would normally be slow.

Indicator #3 – Days on Market

The average days on market was at 114 days before the homes went under contract, a 192% decrease from this same time last year. When you are working with price points this high, and this time of year comes around, this duration on the market can be normal.  There are 8 New Pending contracts, which is exactly the same as this time last year.

Currently, the Average Sold Price for Columbia, MD for November 2016 is $313,237, a %2 increase from this time last year. The listing to Sold Price Ratios remain stable at 96.6%, showing that homes are being competitively priced. The average days on the market is showing 45, down from 59 days this time last year. 107 properties sold this month, up from just 84 last November. This is great news for Sellers, considering whether or not they should put their home on the market. This real Estate Market Report is starting out very strong for winter 2016-2017!

Total active listings in Columbia MD is 233 right now, down 22% from this time last year. The Winter Real Estate Market is in full swing, and Howard County is showing some strong indicators for a good market this season. Howard County is Centrally located and very large with 28 zip codes that touch 4 other county borders. Howard County has one of the most stable markets in all of Maryland, and typically fairs well in most seasons. So, Let’s take a look at some of the Major indicators for this month’s Real Estate Market Report Health!

Indicator #1 – Homes Sold

There were 305 homes sold in November 2016, compared with just 250 this same time last year. The listing to Sold Price is solid at 99.7%, impressive for this season. Homes are being priced competitively and serious buyers are not wasting time looking and putting in contracts on homes they want to call their own. The Average Sold Price is $430,715, up from $409,601 in November of last year. Sellers have a very safe investment here, and if they were contemplating putting their home on the market in Spring, they may want to reconsider given these numbers. This is a very strong Market Report for Novemeber. With Many Government contracts constantly changing, there really is no “down time” in this area. Many who work in DC choose to live in Howard County for it’s great education system, community and way of life.

Indicator #2 – Active Listings

Inventory in Howard County, MD is lower than last November with just 963 active listings, a 15% decrease. 398 of these listings are new, and there are currently 349 pending contract Sales for November 2016. Overall these are very good signs for a Strong Winter Market, we expect to see this trend continue.

That is what we have been saying here at The EPIK Home Group of Keller Williams for a while – prices have stabilized and homes are selling fast while interest rates are still LOW!

Indicator #3 – Days on Market

The Average Days on the Market decreased to an impressive 54 days, from 68 Days this time last November. This includes high priced areas such has Clarksville, MD., a Great sign for Howard County.! The median Sold Price for homes in the area is $366,000 which is stable, and is encouraging for 1st time homebuyers, or new families to seek out homes here. Investments are safe, and with lower inventory, buyers are taking their time choosing which home to call their own.

The Winter Real Estate Market is in full swing, and this November Ellicott City is showing some strong indicators for a good market this season. Ellicott city is very large with several zip codes, but as with most larger metropolitan areas, there are pockets that do better than others. Ellicott City is a strong contender and tends to do well. So, Let’s take a look at some of the Major indicators for this month’s Real Estate Health!

# 1- SOLD PRICE

The average sold price for detached homes in Ellicott City, MD in November 2016 was $492,891 .

This is stable for the area and similar to last November. The major difference this November is the number of Units sold! There were 78 sold properties, compared with just 48 this same time last year. A 58% increase in activity for November. List to Sold Price also stayed strong at 96.4%, homes are being priced very well for the area. There are some very serious and active buyers looking here, and taking their time to find that perfect home. Sellers should take comfort that the homes are being sold with little fluctuation in price, and anyone thinking they should wait till spring to list, may want to reconsider and list sooner.

This is where we see a very nice change. The average Days on the Market dropped to just 45 days from 68! Which is surprising for many that assume the winter market is slower. Things are picking up steam here! With the holidays just around the corner, homes are showing better than ever. It’s a great time for families looking to get a warm inviting feeling about the homes they visit! Pending sales jumped this month also, from 74 to 94! We are hoping this trend continues to spring!

# 3- NEW LISTINGS

There are currently 238 active listings in Ellicott City, MD , 99 of these homes are new for November 2016. The inventory is lower than it was last year, which had 272 properties available. All pending sales totaled 161, which is an increase from this time last year as well. Overall, Ellicott City looks to have a very strong winter market with a good chance of staying strong throughout winter.

The Winter Real Estate Market is in full swing and we are starting to see how it may play out the rest of winter. Catonsville is doing exceptionally well for this time of year, in almost every statistic!

When the holidays take over, Catonsville really lights up for the festivities, and apparently, so does its Real Estate! Let’s take a look at 3 of the major real Estate Market indicators for this unique historic town!

Indicator #1 – Active Listings

There are only currently 130 active listings in Catonsville, MD – this is a small decrease from last year which showed 150. On a positive note, we have an increase in New Listings to the market at 59, a whopping 15% from this time last year! Under new contracts is strong with 39 new, compared with last year which was at 29. New pending sales are at 53 for this November, a 12% increase from last year’s numbers. This is excellent news for Sellers, as there are many serious buyers still looking for that perfect home.

The Average Days on the Market nudged up just a bit to 47 Days, a 6% increase from last year which was at 44 during November. With an average Sold Price Ratio of 96.3% there is very little fluctuation in pricing. Excellent news for those considering putting their home on the market during the winter months. Homes are being priced well here, and serious buyers are putting in contracts on homes they love. With a smaller inventory, they are weighing their options.

Indicator #3 – Average Home Prices

The Real Estate Market in Catonsville, MD is showing stable home prices throughout, something we like to see with historic areas. The current average sold price is $293,478 which is a 7% increase from this time last November. There was also an increase of the Number of Properties sold to 47, up 7% from last November.  The winter market is having a strong start this year, and all indicators say it should continue.
