Located west of Baltimore in Carroll County, Sykesville is the quintessential small town of Maryland. This lovely spot has a quiet setting and four well-defined, beautiful seasons. Offering an unparalleled quality of life, Sykesville real estate is home to affordable housing, outstanding education, abundant recreational opportunities, and plenty of shopping. The average sold price in August 2016 for a Sykesville, MD home was $383,727 which is almost a 4.5% increase from this time last year. Home values in this area have remained steady, and continue to tick upwards as more families move further out for a better quality of life, and the excellent education system that’s available here.  Of the 136 listings currently on the market, 72 of them are new, another 4% increase from last year. Sellers know this area is becoming more sought after and their investment is safe.

The are currently 31 new under contracts reported for August 2016, an impressive 29% increase from last year. Buyers are definitely looking for homes in this area, and with a List Price to Sold Price ratio of 95.6%, when homes list, they sell with very little fluctuation in price.  The lower numbers of homes are the market compared with other areas is the result of 2 factors. This area is considerably smaller compared with Ellicott city, and once people move into this area, they tend to stay. This leaves buyers with a smaller selection of homes to choose from, which gives sellers the opportunity to get asking price for their homes.

Ultimately we expect these numbers to remain stable, and for those buyers moving into this area, your investment is safe here. As this area grows in popularity, so will home prices. The Columbia market continues to be hot with hundreds of listings on the market!  Let’s take a look at the major Real Estate indicators this month:

Indicator #1 – Sold Price & Listing to Sold Ratio

The average sold price in August was $328,844 which is stable from this time last year, great news for the end of Summer.  The Columbia market also had a Listing price to Sold price ratio of 96.7% – which has been consistent and shows homes are priced favorably. There has been a steady increase in home sale price margins for this area, which confirms its desirable location to Baltimore, DC and Virginia.

Indicator #2 – Active Homes on the Market

August saw a identical amount of new listings in Columbia with 161 homes on the market this month.  More positive news is ‘Under new contracts’ was up to 89 this month, an increase of  3.5% from last years numbers. As this area continues to build, and expand we can expect these numbers to grow, too.

Indicator #1 – Homes Sold

There were 456  homes sold in Howard County for August 2016, this is a 13% increase from this time last year, and a continuing trend for strong sales in 2016. With Listing to Sold Price ratio at 97.3% homes are being priced well in this area, and there is little fluctuation. This is wonderful news for Sellers looking to get top dollar for their home and great for buyers looking for an area with a safe investment and good lifestyle. With the Average sold price for homes being sold in Howard County around $433,482 this is still a wonderful place for first time buyers looking to raise a family in this wonderful area.

Clarksville, MD  is a smaller community, so inventory is usually lower than its surrounding areas, but don’t be fooled. Clarksville is one very strong competitor in today’s market, and it’s exclusive nature makes it sought after by many families looking for that perfect work/life balance. The end of summer can present some challenges with the Real Estate Market as a whole, dips are more noticeable, but can rebound in spurts throughout the remainder of the year. August 2016 shows just 11 new listings, which is down 45% from this time last year.  With only 62 Available listings, and 4 contracts, this area has slowed for real estate this month.

Indicator #3 – Days on Market

The average days on market was at 40 days before the homes went under contract, a 40% decrease from this same time last year, which is excellent considering the slow down from Spring. When you are working with price points this high, this duration on the market is great news to those looking to sell. This area with its Lower inventory also indicates when people buy here, they stay! It’s a great community, and convenient to many locations such as Baltimore, Columbia and D.C.!
