Sykesville, MD Real Estate Market Trends For February 2017!

The local Real Estate market is slow for February 2017. This is a smaller town, so fluctuations in the market are more noticable. Days on the Market for homes in this area dropped, and units sold was only slightly reduced.  Median Home Sales Prices went up, and inventory went down. These show a rebound in the spring market. Lets take a look at the major indicators!

Sykesville is a smaller suburb, located further out comparatively to surrounding Maryland Suburbs. This area is a hot spot for first time home buyers looking for a home with land which is often more affordable than other nearby areas.  The drawback – commuting distance to Baltimore, Columbia, DC, etc.

Sykesville’s local real Estate market shows Median hoems sales prices in February 2017 was $348,000 which is stable for Market Trends in this area.

There are only 90 active listings on the market for February, 53 of them are new. This is a 30% decrease from Last year. With a smaller inventory, active buyers are looking at all their options, but are moving quickly on homes they love.

There are currently 34 new under contracts reported in February 2017, many families looking to move to this area in Maryland. Sykesville’s Local Real Estate Market is an excellent starting point for new families. The List Price to Sold Price ratio of 95.6% shows homes are priced well, not much fluctuation at all.

The lower numbers of homes are the market compared with other areas is the result of 2 factors. Sykesville is considerably smaller compared with Ellicott city, and once people move into this area they tend to stay. Local Real Estate development is growing but we still see a smaller selection of homes to choose from. This in turn, gives sellers the opportunity to get asking price for their homes.

Your Local Columbia, MD Realtor will tell you the area is off to a slow start compared to the surrounding areas. Median Home Sale prices are up, The days on the market are up too. Inventory is down, and most other areas remain stable.  Let’s take a look at the major indicators that help us determine overall Real Estate health here!

Indicator #1 – Sold Price & Listing to Sold Ratio

Your Local Columbia, MD Median Home Sales Prices for February 2017 are $302,500, up from $298,000 this same time last year. The listing to Sold Price Ratios remain stable at 95.2%, showing that homes are being priced well. The average days on the market went up to 100 days from 78 days from last February. 78 properties sold this month, down from 81 last February.

Indicator #2 – Active Homes on the Market

Total active listings in Columbia MD is 143 right now, down 38% from this time last year. Of those active listings 103 are new. Contracts are down to 60 from 78, and Pending Sales are at 99 from 121. We do have familes looking in this area, but they are taking their time and not rushing through the process. We do not expect this to last as the weather gets better and spring arrives!

In February 2017 Howard County, MD has remained relatively stable! The inventory is lower than last year, Median Sales Prices are up. New contigents are up.

Let’s look at the major indicators

Indicator #1 – Homes Sold

In February 2017 Howard County, MD saw 218 homes sold compared with just 254 units this same time last year. The Listing to Sold Price is holding at 95.6%, stable for this season.

Homes are being priced competitively, families are serious about finding that perfect home are taking their time before they put in a contract. The Average Sold Price is $413,043 up from $400,913 in February of last year. Sellers have a very safe investment here, and if they were contemplating putting their home on the market in Summer, they may want to weight there options soon.

Considering the many Government contracts constantly changing here, there really is no “down time”. Many who work in DC choose to live in Howard County for the county’s great education system, community and way of life.

Inventory for February 2017 Howard County, MD is lower than last February with just 707 active listings. 382 of those being new for the month, which is consistent for the area. There are currently 338 new pending contract Sales for February 2017. We don’t see this slowing down anytime soon.

That is what we have been saying here at The EPIK Home Group of Keller Williams for a while – prices have stabilized and homes are selling fast while interest rates are still LOW!

Indicator #3 – Days on Market

The Average Days on the Market rose to 102 days from 88 Days February of last year.  The median Sold Price for homes in the area is $377,450 which is close to 8% higher than this time last year!

Under new contracts is up 22% from this time last year at 54, there are still plenty of families looking for that perfect place!

The average days on market was at 148 days before the homes went under contract, a 179% increase from this same time last year. This is not surprising when working with price points this high.

Indicator #1 – Sold Price & Listing to Sold Ratio

Currently, the Average Sold Price for Columbia, MD for January 2017 is $311,761, stable from this time last year. The listing to Sold Price Ratios remain stable at 95.9%, showing that homes are being competitively priced. The average days on the market dropped to 61 from 72 days compared with the previous year. 90 properties sold this month, down from 88 last January. This is great news for Sellers, considering whether or not they should put their home on the market.  The answer is yes if you want to get the best value for your home.

Indicator #2 – Active Homes on the Market

Total active listings in Columbia MD is 154 right now, down 36% from this time last year. Of those active listings 90 are new and we can see an uptick with buyer contracts and pending sales. Under new contracts was stable at 65, from 61 last year. Same with pending sales at 156, up from 152 last January. With lower inventory buyers are taking their time to look at all their options. But when they find that perfect home, they don’t waste much time in putting in a contract.

Howard County, MD Real Estate Market Report for January 2017!

2017 is starting off VERY strong in our latest Market Outlook for Howard County, MD! The inventory is lower than last year, but Units Sold is up, along with Pending Contracts! Let’s take a look at some of the Major indicators for this month’s Real Estate Market Report Health!

Indicator #1 – Homes Sold

There were 244 homes sold in January compared with just 184 units this same time last year. The Listing to Sold Price is solid at 96.7%, impressive for this season.

Homes are being priced competitively and serious buyers are not wasting time looking and putting in contracts on homes they love. The Average Sold Price is $415,298 up from $383,369 in January of last year. Sellers have a very safe investment here, and if they were contemplating putting their home on the market in Spring, they may want to get on a fast timeline and get on the market.

Considering the many Government contracts constantly changing here, there really is no “down time” in this area. Many who work in DC choose to live in Howard County for the county’s great education system, community and way of life.

Indicator #2 – Active Listings

Inventory in Howard County, MD is lower than last January with just 729 active listings, with 353 of those being new for the month. There are currently 314 new pending contract Sales for January 2017. We don’t see this slowing down anytime soon.

That is what we have been saying here at The EPIK Home Group of Keller Williams for a while – prices have stabilized and homes are selling fast while interest rates are still LOW!

Indicator #3 – Days on Market

The Average Days on the Market went down to 69 days, from 88 Days this time last year. This includes high priced areas such has Clarksville, MD., a great sign for Howard County! The median Sold Price for homes in the area is $367,450 which is 8% higher than this time last year!

Epik Home GroupJanuary started off strong in Ellicott City, MD! Current Market Analysis shows Median Sold Prices are up, inventory is smaller and days on the market is down to a new low.

Excellent way to start the new year. Let’s take a look at some of the major indicators for this month!

 # 1- SOLD PRICE

The average sold price for detached homes in Ellicott City, MD in January 2017 was $503,500.

This is an increase in value of about 8% compared with January 2016. The number of Units sold last month was up substantially to 66 from 43 units the same time last year. List to Sold Price also stayed strong at 96.4%, homes are being priced very well for the area. There are some very serious and active buyers looking here, and taking their time to find that perfect home.
