The Columbia market continues to be hot with hundreds of listings on the market!  Let’s take a look at the major Real Estate indicators this month:

Indicator #1 – Sold Price & Listing to Sold Ratio

The average sold price in July was $336,176 which is 3% lower than this time last year – it is still considered stable for this area.  The Columbia market also had a Listing price to Sold price ratio of 96.7% – which has been consistent for this area and shows homes are priced favorably. There has been a steady increase in home sale price margins for this area confirming its desirable location to Baltimore, DC and Virginia.

Indicator #2 – Active Homes on the Market

July saw a slowdown in the amount of new listings in Columbia with 184 homes on the market this month.  This is a decrease of about 3% from this time last year.  Positive news is Under new contracts was up to 95 this month, an impressive 14% increase from last years numbers. As this area continues to build, and expand we can expect these numbers to grow, too.

Here is the overall assessment of the major Real Estate Market indicators for Howard County, MD:

Indicator #1 – Homes Sold

There were 445 homes sold in Howard County for July 2016, this is a stable number from this time last year, and a continuing trend for strong sales in 2016. With Listing to Sold Price ratio at 97.9% homes are being priced well in this area, and there is little fluctuation. This is wonderful news for Sellers looking to get top dollar for their home and great for buyers looking for an area with a safe investment and good lifestyle. With the Average sold price for homes being sold in Howard County around $448,630 this is still a wonderful place for first time buyers looking to raise a family in this wonderful area.

This is almost a 4% increase in the average price from 1 year ago. There are 114 units sold this month, which is a 3% increase from this time last year, as well as a 97.7% Average List to Sold Price. The are currently 45 new under contracts reported for June 2016, an impressive 50% increase from last year. Buyers are definitely looking for homes in this area, and with a List Price to Sold Price ratio of 98.3%, when homes list, they sell with very little fluctuation in price.  The lower numbers of homes are the market compared with other areas is the result of 2 factors. This area is considerably smaller compared with Ellicott city, and once people move into this area, they tend to stay. This leaves buyers with a smaller selection of homes to choose from, which gives sellers the opportunity to get asking price for their homes.

Ultimately we expect these numbers to remain stable, and for those buyers moving into this area, your investment is safe here. As this area grows in popularity, so will home prices. The Columbia market continues to be hot with hundreds of listings on the market!  Let’s take a look at the major Real Estate indicators this month:

Indicator #1 – Sold Price & Listing to Sold Ratio

The average sold price in June was $351,757 which is close to 2% higher than this time last year.  The Columbia market also had a Listing price to Sold price ratio of 97.6% – which has been consistent for this area and shows homes are priced favorably. There has been a steady increase in home sale price margins for this area confirming its desirable location to Baltimore, DC and Virginia.

Indicator #2 – Active Homes on the Market

June saw a pickup in the  amount of new listings in Columbia with 218 homes on the market this month.  This is a increase of about 2% compared with last year. Under new contracts was up to 106 this month, an impressive 15% increase from last years numbers. As this area continues to build, and expand we can expect these numbers to grow, too.

There were an impressive 535 homes sold in Howard County for June 2016, this is an impressiev 11% increase from this time last year, and a great start to summer. With Listing to Sold Price ratio at 98.8% homes are being priced well in this area, and there is little fluctuation. This is wonderful news for Sellers looking to get top dollar for their home and great for buyers looking for an area with a safe investment and good lifestyle. With the Average sold price for homes being sold in Howard County around $440,856 this is still a wonderful place for first time buyers looking to raise a family in this wonderful location.
